Masonry waterproofing is the process of treating masonry surfaces with chemical agents in order to make them repel water. Recently, it has became a common maintenance service in our area. It’s purpose is to prolong the life of masonry by minimizing its exposure to water. It is also a very effective way to stop existing leaks. Treating masonry allows walls to shed the water, from wind driven rains, instead of absorbing it.

Masonry waterproofing, why it is needed?

Let’s blame it on porosity. Majority of masonry walls are porous, some more then others. Basically, higher porosity, more often walls have to be treated and, of course, more material must be used. Therefore buildings built with concrete blocks need to be treated frequently. Thus maintaining them costs more money.

But wait a minute!

Then why have old buildings survived for so long, without any treatment? It’s a very good question. After all, buildings build 70 or 100 years ago, were not treated at all and yet are often in good condition. Well, old buildings were built with full bricks and stone. Hence, their walls are solid, often without any gaps, inside. Thus, they are heavier and more dense. That is why, they are more difficult for water to go through.

In contrast, new buildings are built with hollow blocks and bricks with cavities. Walls also have hollow spaces, inside them. All this allows easier water saturation and penetration.

However, there are not only new buildings that require servicing. Decades of harsh Chicago weather take toll on most resilient structures. Climate and aging often overwhelms every type of masonry element. Thus making servicing necessary.
