Addressing Masonry Leaks

Leaking Masonry Walls, CMU:
CMUs (Concrete Masonry Units) often called concrete blocks or cinder blocks are very porous. Thus, if not sealed at the factory or on the job site during installation, they can absorb large quantities of water. In fact, part of regular CMU wall maintenance includes the application of masonry sealer. In fact, it should take place every few years. Maintaining CMU walls in Chicago is very important due to the harsh effects of the winter freeze and thaw cycle, as well as regularly occurring wind driven rain.
In our experience most leaking CMU walls were never sealed at the factory, upon completion of installation. Many, have not been sealed for longer then the recommended 3-5 years. In order to adres leaks caused by unsealed CMU, Best Brickmasters will seal all cracks and apply masonry sealer.
Leaking Brick Walls:
Brick walls may experience leaks for a variety of reasons. For instance cracks in mortar, expanding lintels or just damaged bricks. One of the sign of moisture and water penetration into a brick wall are: visible interior leakage present on walls, and ceilings. Another is a white powdery substance known as efflorescence.
