The layer of waterproof material that keeps water from getting into a building is called flashing. Wall flashing has become an important structural factor in recent decades. Sort of a flashing point, so to speak. Back to the point, though. There are several different materials that are used for flashing, including stainless steel and aluminum. However, most popular material is a self adhering, special tape.
Most common areas, where flashing should be installed are, top of the parapet walls, roof line, above windows and doors and below sills. As mentioned, the main purpose for flashing is to prevent water from entering the walls. However, flashing may also direct water that has already penetrated the wall, to the outside.
Through wall flashing
It has become a common feature in recent decades. It’s popularity is increasing in recent years, as it became a common counter measure against water penetration. Introduction and increased popularity of hollow masonry, particularly CMU blocks, led to new problems related to water penetration. Hence the purpose of through flashing is to collect water that has already penetrated exterior surface of the wall. Then using weep tubes to direct it out. Properly installed flashing should go through the width of the wall to the outside. Again, in order for water to drain, weep tubes must be installed on top of the flashing. The absence of visible flashing and tubes may indicate lack of proper protection.
Interestingly, flashing may also be a good indicator for wall waterproofing capabilities. For instance streaks of white residue called lime runs are a good indicator of water penetration. Efflorescence above the flashing is another strong indicator of moisture inside the wall. Although water leaks or increased moisture are not noted inside, these indicators should be a reason for concern. Presence of water inside of briks or blocks is dangerous. Particularly during sudden transition from warm to cold weather, water inside the wall may freeze. Therefore should consider masonry waterproofing to prevent costly damage.
